SeaHaven is one of Marina’s most thoughtfully designed master-planned communities, spanning approximately 248 acres and ultimately comprising over 1,000 homes. Originally introduced under the name Marina Heights in the early 2000s, the vision for this neighborhood has steadily evolved into the vibrant, amenity-rich community it is becoming today.


With over 8 miles of planned walking trails and 8 neighborhood parks, SeaHaven was designed to blend coastal living with connectivity and open space. Lot sizes range from smaller, low-maintenance homesites to premium oversized parcels, offering options for a wide range of lifestyles.


The community is composed of four distinct collections — Cypress Estates, Villosa, Layia, and Larkspur — each with its own architectural style, floorplans, and pricing structure. SeaHaven is composed of four distinct home collections, each developed over the past nine years with its own architectural style, floorplans, and price range. Explore the collections below to better understand the layout, design differences, and relative positioning within the community.

Cypress Estates

Cypress Estates represents the most expansive and prestigious homes ever built within SeaHaven. Positioned on the community’s most premium bluff-top parcels, these residences were designed to showcase sweeping ocean views and exceptional privacy.


The collection debuted with two fully designed model homes and three additional floorplans available for customization. With only twelve total homesites — including the models — and significant lot premiums reflecting their scale and location, Cypress Estates sold out quickly.


Both model residences were ultimately purchased fully furnished, further underscoring the demand and desirability of this collection.

While several oversized parcels remain capable of accommodating additional Cypress Estates homes, the builder has indicated there are no current plans to expand the series.


Notably, since their original purchase, none of the Cypress Estates homes have returned to the market — a rare testament to long-term owner satisfaction and enduring value. 

Villosa

The Villosa Collection introduces five thoughtfully designed floorplans, offering a blend of single-level and two-story residences to suit a variety of lifestyles. Two plans feature single-level living, while three offer spacious two-story layouts — each with the option to incorporate a primary suite on the main level for added flexibility.


Currently the largest homes being built within SeaHaven, Villosa residences range from approximately 2,380 to 3,328 square feet. These homes are defined by expansive, open-concept main living areas, where the kitchen, dining, and living spaces flow seamlessly together — ideal for both everyday living and effortless entertaining.


For buyers seeking long-term flexibility, one Villosa plan offers a multi-generational configuration with a private in-home suite — ideal for extended family, guests, or live-in support.


Generously sized bedrooms, larger homesites, and well-balanced layouts create a sense of comfort and scale that distinguishes the Villosa homes within the community.

Layia

The Layia Collection was thoughtfully designed as the mid-level offering within SeaHaven, striking a balance in both size and price while maintaining the community’s signature coastal design and livability.


This collection features two single-level floorplans and three two-story designs, each with the option to incorporate a primary suite on the main level — providing valuable flexibility for a range of lifestyle needs.


Layia homes range from approximately 1,849 to 2,725 square feet and offer well-proportioned, open-concept living spaces that mirror the comfortable flow found in the larger Villosa residences. While the homesites are more modest in scale, the interior layouts remain highly adaptable, with options that allow homeowners to tailor spaces to their needs — whether adding an additional bedroom, creating a formal dining room, or enhancing the overall entertaining footprint.


The result is a collection that feels thoughtfully designed, versatile, and approachable — without compromising the quality and cohesion that define SeaHaven.

Larkspur

The Larkspur Collection was originally introduced as the entry-level offering within SeaHaven, thoughtfully priced and positioned to provide attainable access to the community’s coastal lifestyle.

Comprised of three floorplans — originally referred to as Plan 3, Plan 4, and Plan 5 — these homes range from approximately 1,523 to 1,908 square feet. Designed with efficient, well-balanced layouts, Larkspur homes offered comfortable open living spaces within a more compact footprint.

Most homesites within the collection were uniform in size, with a limited number of oversized parcels available.

The original market-rate release of Larkspur has since concluded, and the floorplans are no longer being built for open-market sale. Today, these homes are constructed exclusively as part of SeaHaven’s city- and state-mandated affordable housing program, marking a meaningful shift in the evolution of the community.

Real Estate Sales Information

Re-Sale Homes in SeaHaven


Purchasing a re-sale home in SeaHaven offers meaningful advantages that are often overlooked. These homes have already been thoughtfully improved, landscaped, and lived in — allowing buyers to step into a finished property without the additional costs and delays often associated with new construction.


While new homes may advertise an attractive base price, many buyers are surprised by the true total once window coverings, backyard landscaping, design center upgrades, appliances, and solar are added. In SeaHaven, landscaping is required within six months of purchase and can range significantly depending on design choices.


Re-sale homes frequently include:

  • Completed landscaping
  • Window coverings
  • Upgraded finishes selected in the design center
  • Solar (if applicable)
  • Refrigerators and washer/dryer sets


In addition, purchasing a re-sale provides the benefit of certainty — you know what has been built around you and what your neighboring homes look like, eliminating the unknowns that sometimes accompany ongoing development.


At times, builders may offer incentives on quick move-in homes, including rate buy-down credits, closing cost contributions, or design center allowances. These programs can create compelling short-term opportunities and are an important part of the current SeaHaven market landscape. However, incentives should always be evaluated alongside total cost of ownership, long-term value, completed improvements, and location within the community.

Information About The SeaHaven Community

📍 Sea Haven Park – Coming Soon to the Community


The City of Marina has been planning a public park within SeaHaven for several years, and significant progress has now officially moved forward. In June 2024, the City Council approved final design plans for Sea Haven Park as part of its Parks and Recreation Facilities Master Plan, prioritizing development of new parks and improvements throughout the city. 


The planned Sea Haven Park — located within the neighborhood boundary — will feature a variety of amenities intended to serve residents of all ages, including:

  • A playground designed with multiple age zones
  • Paved walking trails and open turf areas
  • Picnic and BBQ spaces
  • Restrooms
  • A small and larger dog park
  • Possible disc golf or recreational facilities
     

City documents show that the design phase has been finalized and the project is expected to move toward construction soon, backed by allocated funding and community engagement efforts. 


In early 2025, City Council also approved the allocation of additional public facility impact fees to help fund Sea Haven Park’s completion, reflecting continued municipal commitment to delivering this significant community asset. 


As construction timing and amenities are finalized, this page will continue to provide updates so SeaHaven residents and prospective buyers can stay informed.

The Cove

One of the most impressive amenities of the SeaHaven Community is the construction of The Cove Clubhouse. While it's not yet available for community members to personally rent, the HOA hosts regular events. The doos are open to community members to enjoy the shuffle ball courts, firepits, game area and luxury seating areas.

Having been involved in SeaHaven from its earliest days — even before the first homes were built — I’ve had the privilege of watching it grow from open land into a vibrant, thriving neighborhood. A Personal Note

SeaHaven has been part of my professional story since its earliest days — long before the parks, completed streets, and finished homes you see today. I began working onsite in the original sales trailers when the community was little more than graded sand and a vision for what it would become. Over the course of six years working alongside the builders, I had the privilege of helping introduce hundreds of families to what is now one of Marina’s most vibrant neighborhoods.


Today, I continue to serve SeaHaven homeowners as an independent advocate — providing strategic guidance for buying, selling, and property management within the community.
